Project Manager Corp - UDR, Western Residential Inc.
ESSENTIAL FUNCTIONS:
Provide coordination in the construction of complex projects to include scheduling, monitoring, and supervising the work, reviewing, and approving applications for payment, and reporting on the status of all such work.
Define the scope of the proposed project(s), estimate costs prior to initiating the bid process, and prepare bid packages.
Manage the planning, design approvals, special project management, permitting and construction of projects.
Organize each assigned project, manage all project work plan related tasks, lead and direct the resources, and team with other key players to coordinate the activities of staff, residents, multiple consultants, suppliers and/or contractors and vendors.
Communicate effectively, both written and oral, with the Operations Team to keep them apprised of work and manage their expectations.
Assist in the management and direct the design and construction process for the projects assigned, and will have a bottom-line responsibility for building the project on time, on budget, and within the pre-established quality parameters.
Prepare, monitor, and control the cost estimates and budgets.
Review, negotiate and recommend for approval contracts with design and construction professionals.
Conduct frequent detailed inspections of construction activities relating to scheduling, quality, costs, design, and construction methodology as well as controls.
Report inspection findings on a regular basis and provide status updates related to schedule and cost control.
Identify, evaluate, and disseminate any relevant new construction technology.
Coordinate with Insurance Adjusters and emergency services contractors as needed at assigned properties.
Ensure adherence to quality standards and review project deliverables.
Conduct due diligence inspections at new acquisitions as needed.
Performs other duties as assigned or as necessary.
Qualifications
PERFORMANCE REQUIREMENTS: Knowledge of organizational policies and procedures. Knowledge of fiscal management. Ability to apply policies and procedures to solve everyday and/or complex company issues.
Ability to write professional reports and business correspondence. Ability to effectively present information to site staff, senior management, and public groups. Ability to work in conjunction with Company managers and employees. Excellent written and oral communication skills and demonstrate original thinking, openness to change, and offer alternate solutions to problems. Must demonstrate knowledge and ability to facilitate meetings, conduct effective briefings and presentations, and to develop consensus both internally and externally, with people who reflect the full range of diversity in the business objectives.
This position requires experience and expertise in project planning and management; in analysis of operations for the purpose of proposing innovative solutions to problems; and in organizing, writing, and editing information to make it meaningful to a wide array of audiences, including high level executives. Must have the ability to adjust plans and schedules to respond to crisis situations and to withstand pressure attributable to meeting the changing needs of company executives. Ability to manage numerous projects simultaneously.
Proven project management skills and experience with demonstrated experience in delivering on commitments within budget. Functional understanding of general financial principles. Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
Demonstrate the ability to proactively prioritize needs and effectively manage resources. Must be able to determine whether tasks should be attempted; identify the most effective way of completing the task, and preparing how to overcome unexpected difficulties. Must be skilled in focusing on desired results, determining what is important and urgent, clarifying next steps, and delegating effectively to meet deadlines and achieve desired results. Ability to exercise initiative, problem solving and decision making skills. Ability to establish priorities and coordinate work activities. Ability to travel, when applicable.
Knowledge of computer systems and applications. Performs duties that require strong comprehension, analytical, research, composition, communication, and organizational skills. Must be skilled in word processing, drafting correspondence and memoranda, creating and maintaining databases.
