Description

Job Title: Sr. Facilities Engineer and Manager

Summary: Responsible for ensuring that all commercial and multi-family buildings are maintained, systems and equipment are operational and maintenance programs are effective in meeting the company's operational goals and standards. Develops and directs Preventative Maintenance, Capital Improvement and Safety Programs and ensures compliance with Federal and State laws and regulations. Ensures programs and expenses fall within the budgeted financial goals of each asset.

Essential Duties and Responsibilities:

Will be responsible for Companys rehabilitation program and overseeing rehab teams

Will oversee corporate site of 100,000 sq. foot office building

Will be required to create, monitor and maintain a preventative maintenance program for all assets (multi-family and commercial) in the portfolio.

Will be responsible to create and maintain, in conjunction with on-site staff, a Capital Improvement Schedule for each asset in the portfolio.

Will oversee and coordinate hiring and training for all on-site maintenance technicians and managers in conjunction with the on-site Property Manager and Human Resources

Will oversee and manage critical property and system repairs in conjunction with on-site maintenance staff.

Will have primary responsibility for improving and monitoring an effective maintenance program for all the on-site staff by employing greater utilization of Yardi functionality and other systems as may be required.

Will conduct annual property inspections in order to maintain PM and CIS program and to ensure compliance with Federal and State regulations for Maintenance teams

Will assist and manage critical property and system repairs in conjunction with on-site maintenance staff by sharing technical and practical knowledge and reviewing and approving vendor proposals

Will be responsible for scheduling on-call maintenance staff

Will be responsible for creating and maintaining an emergency preparedness plan - in case of natural disasters or major building system failures.

Will be a liaison with Regional Managers and Maintenance Technicians in assisting with repairs or replacements requiring specialization


Supervisory Responsibilities

Supervises the work of maintenance technicians, maintenance managers or supervisor, porters, and vendors as needed.

Carries out supervisory responsibilities in accordance with the company policies and applicable laws.

Helps interview and train new employees.

Plans, assigns, and directs work and appraises performance.

Qualifications

Five years or more as facilities manager and engineering background in multi-family and commercial real estate and three to five years of supervisory experience.

Ability to read and comprehend complex instructions and correspondence in English.

Ability to effectively present information to tenants, vendors, and other employees in English.

English-Spanish speaking preferred

Must be proficient in, Excel & Outlook and Yardi preferred

General contractors or Engineering degree preferred

Must possess a current driver's license, auto insurance and have access to a reliable automobile.

Must be able to walk, bend, kneel, climb ladders, operate hand and power tools, and carry items weighing up to 75 lbs unassisted.

Must be willing to travel on a regular basis via ground or air

Education

Engineering degree or equivalent preferred plus five years as Facilities Manager.
