Description
Resident Manager - This Resident Manager must live on-site. This community is comprised of 120 family apartments and 20 special needs community apartments. Paseo Santa Clara/Paseo del Rio Apartments are located in Oxnard in Ventura County.
Major duties and responsibilities include: marketing, leasing, rent collections, bank deposits, weekly and monthly reports. Tax credit annual re-certifications and compliance. Resident Manager is responsible for all tax credit income certification paperwork at time of move-in and then annual re-certifications for each tenant family.
Other duties: Prepare purchase orders for maintenance repairs and purchases. Monitor property's operating budget and monthly reviews of financial statements. Provide monthly reports to management in compliance with regulatory requirements. Participate in after-hours community building activities with residents. Enforce rules, policies and procedures. Emergency/On Call response in providing after-hours service to residents.
Responsible for ensuring that property has curb-appeal. Responsible for overall security of property. Attend monthly Resident Managers meetings and training seminars.
Qualifications
Minimum 3 years property management work experience. Tax credit compliance and reporting experience. Working knowledge of State Fair Housing Laws. Computer proficient in Microsoft Word and Excel. iCAMS software for rental collections. Strong communications skills. Bilingual (English/Spanish). Bonding capacity. Valid California driver's license.
Education
High School Diploma or 2 year community college degree.
